A 3,750-square-foot first floor across from Waterside Shops, run on a revenue-share lease with the building owner. Floorplate360 was built to operate it — and the landlord portal exists because of it.
The situation
The nearest competitor, a national flex-office brand a few minutes away, was full with a waitlist. A turnkey first floor with twelve glass offices, a kitchen, and patio seating was sitting vacant in a 1980 building on Seagate Drive. The owner wanted cash flow immediately; the operators wanted a structure that didn't put a fixed $15,000-a-month lease on a brand-new business.
They agreed on a percentage split of net operating revenue with a ramp-up period, an owner-funded improvement allowance, and a 5-year term to follow a pilot. That structure is common in flex office and almost impossible to administer with the incumbents' software: someone ends up rebuilding the owner statement in a spreadsheet every month.
Why the software came first
Seagate Works LLC is run by two partners who also build software. Rather than pay per-member fees to a platform that couldn't produce the owner's statement, they built Floorplate360 around three requirements:
- The building owner and their accountant get a read-only login that shows occupancy, revenue by category, and the monthly split — computed from the lease terms, with backup.
- The member experience carries the Seagate Works brand only.
- Room displays, parking, virtual office mail, and monument signage are sellable inventory, not afterthoughts.

The lease defines net operating revenue, the split, a floor, and a rent-free ramp month. Those terms live in Floorplate360 once. Each month the owner sees the statement below and the operator sees the same one — no reconciliation call.
The owner's accountant can drill from the split to revenue categories to individual invoices, and the twelve-month trailing export is formatted for a future buyer's underwriting.
