Three tiers of tenancy, one source of truth

Floorplate360 is multi-tenant from the ground up. An operator can run one building or twenty; each location keeps its own brand, inventory, and landlord.

Platform

Floorplate360 itself. Billing for operators, feature flags, integrations catalog, uptime. You never see this layer.

Operator

Your company — for example Seagate Works LLC. Owns plans, staff logins, payment account, and reporting across every location.

Location

A physical building. Its own brand, domain, floor plan, inventory, rate card, landlord portal, and room displays.

Member

A person or company with a plan at a location. Sees only their location's portal under that location's brand.

Data is isolated per operator; every query is scoped by operator and location. A landlord's login is scoped to a single location and is read-only.

A day in the life of a booking

What happens when a member books Conference room B for 2:00 pm.

1 · Book

Member taps a slot

The portal checks plan credits, buffer times, and conflicts, then confirms. Overage is priced from the plan's rate card.

2 · Sync

Everything updates

The room display flips to "Next: 2:00 pm", the member's calendar gets an invite, and the door schedule adds the window.

3 · Meet

Display counts down

At 2:00 the TV shows the meeting, the company, and time remaining. Guests can check in by QR at the front desk.

4 · Bill

Revenue lands

Credits are deducted or overage is added to the next invoice. The landlord statement picks it up as room revenue.

Money flow

From a member's card to the owner's statement without a spreadsheet in between.

Member pays

Stripe charges the card or ACH on the invoice date. Failed payments retry on a schedule.

Revenue categorized

Office, desk, hot desk, virtual office, rooms, parking, mail services, signage — each its own line.

Deductions applied

Processing fees, refunds, and whatever your lease defines as allowable operating deductions.

Statement issued

Owner share computed per the lease formula, posted to the landlord portal, and exported to QuickBooks.

What the member never sees

Our name

The portal, emails, invoices, and room displays carry the location's brand and domain.

Other locations

Unless you enable a shared network plan, a member of one building has no view into another.

The landlord

Owners see occupancy and revenue by unit, never a member's name, card, or mail.
